Drafting of architectural plans and engineering for your block.
Soil test to check your soils reaction to moisture.
Plumbing design to suit your block.

M type foundations on a level site with no more than 400mm fall over the site.
Services connected to home not more than 20m from junctions for phone, water and power.
Adjustable steel stumps to cope with movement and termites.
House construction consists of termite resistant
-Timber bearers
-Permifloor
-Timber wall frames and roof trusses
Colourbond fascia gutter and roof (your choice from available colours).
Your choice of vinyl, weathertex or hardiplank cladding to home exterior.
Gyprock to walls amd ceilings and 90mm cove cornice.
Circuit breakers and earth leakage devices for your family's protection.
Hard wired smoke alarms
Standard power point and light inclusions
-four light Tastic in main bathroom
-two light Tastic in ensuite (if applicable)
-one designated light to each of the kitchen, dining, lounge, bedrooms and study (where applicable)
-three downlights over kitchen benches
-one downlight for every 3m of hallway
-one coachlight for every 5 lineal metres of verandah
-one sensor light per landing
-one external power point
-two double power points in each of the kitchen, master bedroom and lounge rooms
-one double power point for all other rooms
-Power points for items such as dishwasher and ovens, provided by us, are included.
Create pad and position rainwater tank not more than 1m from exterior of home and connect all down pipes to tank (owners to supply rainwater tank and pump to council regulations).
Colonial mouldings to skirtings and door arcs.
Four bank of shelves to linen cupboards.
One shelf of 1.7m to robes with a 600mm bank of shelves to one end and hanging rod throughout the remainder.
Sliding doors to all cupboards over 800mm in length.

$600.00 primary cost allowance per vanity.

$6000.00 primary cost allowance for the purchase and installation of a Taylex onsite waste disposal unit (septic).

Custom made to fit shower enclosures and bathroom mirrors.
Caroma toilet suites.
Up to 80km of travel to build onsite.
Council final on plumbing and building works (Form 21)
6 month maintenance check (and repairs if necessary)

Exclusions to Allowances

Clients will incur extra costs if the following arise:
-Excavation of rock during routine works.
-Dog battens are requested by council.
-The fall of the block exceeds 400mm across the building.
-Bracing is required.
-House position is in high wind load area (exceeds W41)
-Primary cost targets are not met.
-Soil conditions are higher than M type or are P type.
-Extras or changes are made to plan after approval stage.
-Services to the block are further than 20m away or upgrades are needed to connect them. Services must be present to be connected to the home.
-Clearing of land or removal of trees is needed. 
-Access to the property is not maintained.
It is the clients responsibility to make sure that any changes to the inclusions. plans, or agreements made before and at signing of the contract are written down in clear English on the contract documents.
