When building with statewide homes we want you know what what is included, Below you will find out inclusions list. 

Preliminaries

-          Plans, certifications and engineering details

-          Council fees and permits for building and plumbing (no town planning included)

-          Construction and QBCC insurances

-          Soil testing

Engineering

-          All engineering done to “M” type soil classification

-          Plumbing design

-           Engineering design

    Earthworks

-          Earthworks for septic

-         Services connected to home (not  more than 10m from junctions for water and power)

Floor

-          Adjustable steel piers to maximum 1000mm to floor level

-          Pier into natural ground

-          Timber bearers and joists

-          Yellow tongue sheet flooring with vinyl to all rooms except wet areas (tiles) and bedrooms where carpet will be installed

-          tiles to bathroom, ensuites, wc’s and laundry

Veranda/deck

-          Floor – merbau decking

-          Balustrade – timber with single top rail and 90mm x 90mm posts

-          Lined ceiling – painted

-          Electric fan (if required) to veranda/deck to meet energy requirements

Walls and roof

-          Walls – 70mm treated timber frames (240mm high) unless otherwise specified

-          Insulation foil to external walls

-          External cladding to be weathertex primelock

-          Coloured corrugated roof with quad gutter (standard colours included) and colourbond fasica

Windows

-          Aluminium sliding windows as per plan (standard colours included)

-          Aluminium fly screens

Plumbing

-          Plumbing for septic taken to one point (maximum 10m from house)

Insulation

-          Walls (r1.5 batts)

-          10mm plaster board to ceilings and walls

Tiling

-          Walls – Bathroom. 2000mm in sower, with 1200mm to rest

-          Ensuite. 2000mm in shower, with skirting to rest

-          Laundry. 450mm above tub, with skirting to rest

-          Floors – bathroom, ensuite, wc and laundry (allowance $35m2)

Owner will be required to provide power* and fuel for the term of the construction or a temporary electricity pole (additional cost). A minimum of 1000l of water will also be required to be sipplied by the owner for the use of sub-contractors at the following times: builder – peir holes being bored, plumber, plasterers and tilers – prior to roof being installed.

*if the owner would like to take the option of a generator to supply power a minimum of 8kw is needed.

- Special Requirements by the council such as Town Planning, Group Titles, Soil Stability Report, Acoustic Report and Relocation of site or boundary pegs.

*These items that are shown on the no-inclusions can be added to your home depending on the plan chosen and following discussion with a member from the Statewide Team.
